What is a mortgage broker?
A mortgage broker is an FCA-authorised professional who searches the mortgage market on your behalf. They assess your circumstances, recommend suitable mortgage products, and handle the application process with the lender. The terms "mortgage broker" and "mortgage adviser" are used interchangeably.
How much does a mortgage broker cost?
Many mortgage brokers do not charge the client directly — they earn commission from the lender when your mortgage completes. Some charge a fixed fee, typically £300–£500, which may give you access to better deals. Always ask about fees upfront before engaging a broker.
What is whole-of-market vs tied?
A whole-of-market broker can recommend mortgages from across all available lenders. A tied or panel broker is restricted to a set of selected lenders. Whole-of-market brokers generally offer more choice, but a panel broker may still find a competitive deal. Our directory shows whether a broker is directly authorised (more likely whole-of-market) or an appointed representative.
Are mortgage brokers regulated?
Yes. All mortgage brokers must be authorised by the Financial Conduct Authority (FCA). This means they must follow strict conduct rules, and you are protected by the Financial Ombudsman Service and FSCS if something goes wrong. Every broker in our directory is FCA-verified.
Should I use a broker or go directly to a bank?
A broker can access deals from multiple lenders — including exclusive products not available directly. They save you time comparing rates and can handle complex cases (self-employed, bad credit, non-standard properties) more effectively. Going direct to a bank limits you to that bank's products only.
How long does it take to get a mortgage through a broker?
From initial consultation to mortgage offer typically takes 2–4 weeks. The full process to completion (including conveyancing) usually takes 4–8 weeks. Complex cases may take longer. A broker can often speed things up by ensuring your application is correctly prepared first time.
